Now let's get to the important topic of commissions.
First let me say this, all commissions are negotiable. The State of Texas Real Estate Commission states that agreements with Sellers and Broker/Agents must disclose what commissions are earned and due for both sides, the Listing Agent and the Buyers Agent, but there are no set commissions.
You will find most full service Broker/Agents will charge about the same Listing Agent commission. I will however discount my commission in the following examples.

We suggest that you offer a Buyers Agent commission of 3% to insure optimum showings by Buyers Agents.
My policy is I will never lose a listing due to a concern over commission.
More important is that your home gets the exposure it needs to get the offers you can accept.
