First of all, back in the early 1980's Texas Legislature set up the Broker Services act that said each party to a real estate transaction, should be represented by their own Licensed Agent. One Agent for the seller, the Listing Agent and one for the buyer, the Buyers Agent. The Agent for each party will honor the wishes of his/her client and will keep confidential all conversations and wishes of their client. In other words, by law the Agent who represents the seller, cannot work for the buyer to get the buyer the best deal possible. This is why you need a Buyers Agent to represent you.
