$477 plus one and one half percent listing Broker/Agent commission to Dave Graham, Realtor, paid at close of escrow. Where the buyer is represented by a licensed Agent.

A Custom FSBO Listing includes your home listed on the Austin Area MLS, with listing on Realtor.com and AustinHomeSearch.com. One photo that you provide. A custom FSBO yard sign. 10 custom color flyers. All neccesary documentation including Sellers Disclosure, listing agreement and any other required documents. Your home will be listed on www.Texas4SaleByOwner.info and other internet real estate websites. You will have detailed instructions should you have an accepted offer so that you can open escrow with the Title/Escrow office as soon as possible. You may still sell your home yourself and pay no Listing or Buyers Agent commission, but you agree to pay a Buyers Agent a predetermined commission that will be stated in our Listing Agreement and shown on the MLS listing, who brings a buyer whom the Buyers Agent has a signed Buyers Rep Agreement. It is suggested that you offer a 2% to 3% Buyers Agent commission. All negotiations with a Buyer who is represented by a Licensed Agent, must be done through their Agent, who must present any offers through me. Once a sale is closed where a buyer is represented by a licensed Agent, Dave Graham, First Choice Texas Realty has earned a commission paid at closing of 1 % of the sale price.
Upgrade to Custom FSBO Plus, will include up to 12 pictures I will take, a weekly updated Craigslist ad, and all contacts by prospects will be handled by me should you wish. I will show your home to prospects or will arrange with cooperating Broker/Agents their showings. We will furnish you a monitored lock box so that Licensed Realtors can enter to show prospects your home. We will ask that all showings be made after a call to you to confirm that it is OK to show. All negotiations, counter offers and contracts will be administrated by myself. I will follow your closing clear to the Close of Escrow to insure completion as required. Custom Plus listing that is sold to a buyer that is represented by a licensed Buyers Rep, will pay Dave Graham, Realtor a 1 1/2% commission at close of escrow.
If you begin with the Custom FSBO or Custom Plus Listing Agreement, and wish to upgrade to a Full Service Listing, any pre-payments will be credited to the commission due at close of escrow. Again, all listing programs require that you agree to pay a Buyers Agent a predetermined commission. Any prospect that is represented by a Buyers Agent, must only deal through their Agent, not directly to you the seller. It is very important that you do not discuss any negotiations or terms directly with a prospect that is represented by a Buyers Rep.
Full Service means just that, I will take care of all aspects of the marketing, showing and sale of your home.
